Market update from our Glasgow and Argyll branches

We look at what is happening in the property market locally and nationally with updates from our branches in Shawlands, Cardonald and Dunoon.



December 2024


December is traditionally a quiet month for estate agents when it comes to sales activity. However, as you can see from the above snapshot of our figures, we agreed 15 new sales with 8 new client instructions. We also visited 26 homes to carry out market appraisals and give valuations. This is also a healthy figure for December, with many of these owners preparing for listing their home before Spring.


Buyer activity remained busy right up until Christmas with 197 new buyers registering for our ‘Heads Up’ property alerts and 154 viewings arranged during the month for our owners.


Tenant demand was similarly active for the time of year with 95 new tenants registering with us.


January 2025


In Glasgow, Paul Burns from the Cardonald branch commented “January started strongly in the Cardonald Branch with 8 closing dates so far this month, resulting in over 60 offers in excess of the home report value. The early signs for 2025 look good with the demand for properties still extremely high.”


And Gregor Cope from the Shawlands branch added “We have seen a positive start to 2025 in the south side of Glasgow within the sales department with closing dates continuing to be the norm. More importantly, the level of active buyers within the market is encouraging.


The rental market continues to be strong but we have experienced a cooling of the level of monthly rents being charged after a sustained period of rental increases over the last two years.”


In Dunoon, Liz Dineley from our Argyll branch commented – “A strong start too in the Argyll Branch with offers accepted on 6 properties and the level of potential buyers makes us confident that this positive start will continue through 2025.

Rightmove House Price Index


We take a look at what is happening nationally with the final Zoopla House Price Index for 2024. Here are the keys takeaways and headlines from the report:-


  • The average price of property coming to market rises by 1.7% (+£5,992) this month to £366,189, the largest jump in prices at the start of the year since 2020
  • New seller asking prices are still nearly £9,000 below May 2024’s record, reflecting buyer affordability constraints
  • A record number of early-bird new sellers have come to market since Boxing Day, giving buyers the highest level of choice at the start of a year since 2015, which has also contributed to an encouraging start to 2025 buyer activity
  • The number of new properties coming to market is 11% ahead of the same start-of-the-year period last year
  • The number of buyers contacting agents about properties for sale since Boxing Day is 9% ahead of last year, and the number of sales being agreed over the same period is up by 11%
  • Rightmove has recorded its busiest start to a year for Mortgage In Principle applications, evidence of buyer intent
  • However, despite the promising start to 2025 there are uncertainties ahead, including the pace and number of interest rate drops and the impact of the stamp duty deadline on 31st March (England & Wales only)
  • Mortgage rates remain sticky, blocking many buyers from significant affordability improvements
  • Rightmove’s weekly mortgager tracker shows that the average five-year fixed mortgage rate is now 4.75% compared with 4.78% at this time last year
  • In Scotland, average new seller asking prices drop by 0.8% this month to £184,046. Year on year asking prices are currently 3.1% higher than January 2024. Average time to sell a property is 44 days.
